Our Sealcoating Process
Sealcoating prevents pavement issues before they happen, making it one of the most essential proactive maintenance services for your property. Here are the steps for every concrete or asphalt sealing service we perform:
Prepare
We start by removing any debris and cleaning off the pavement surface in preparation for the sealcoat material to be applied. In this step, we will also repair any cracks, potholes, or damaged areas.
Edge and Tape
We will tape off any areas that don’t need sealcoat treatment to get the best appearance possible.
Apply the Sealcoat
We apply the sealcoat material using a spray or squeegee system, depending on how large the service area is.
Coat Application
We apply a sealant layer on top of the sealcoat material, typically coal-tar-based or asphalt-based, to ensure proper adhesion and create a smooth surface.
Dry & Cure
Drying and curing after a sealcoat can take anywhere between 12 to 36 hours.
Striping & Markings
Once the pavement is completely dry and cured, we can apply new lane markings, parking lines, and safety features.
